How much does home painting cost in Bendigo?

We do not answer that with a price, because no government source sets one. What a quote should do is stated by Consumer Affairs Victoria: be clear about what it covers and give a careful estimate of how long the work will take. Ask for more than one written quote and compare what each one covers, including the preparation, the number of coats and the waste. Whether the house is in a Heritage Overlay, how old it is and whether the job passes A$10,000 can each change what the work involves. The costs page's Home painting costs and rules check lists the City, Victorian and Australian lines that can apply to your job, each with its source.

What does Consumer Affairs Victoria say about registration for painting work?

Its page says a building practitioner must be registered with the Building and Plumbing Commission to carry out work worth more than A$10,000, except for work involving only one of a listed set that includes painting, and that a person must be registered if using a combination of skills, such as plastering and painting. This site does not say whether any painter needs to be registered for a given job. Ask the painter what they hold and check with the Commission.

Process

Could the paint on my house contain lead?

The Australian Government's Lead Alert guide says homes built before 1970 are most at risk, but those built more recently may also have paint containing lead, and that paints containing as much as 50 per cent lead were used on the inside and outside of homes built before 1950. If paint containing lead has to be disturbed, it recommends a contractor with lead paint management training and says not to remove paint by dry abrasive blast cleaning or dry mechanical sanding. It is a 2016 national booklet, guidance rather than Victorian law.

How should old paint come off a heritage house?

The City's Residential Heritage Design Guidelines (May 2026) say to avoid sandblasting, disc sanding or other abrasive methods of paint removal that may damage the building material, and, if in doubt, to contact the City's heritage advisor. They are design guidance, not a permit rule.

Timing

How quickly can someone get to me?

We cannot promise a time. It depends on the provider's bookings. Form and phone enquiries are passed to a local provider, who contacts you directly.

Can I paint the face brick on an older house?

The City's guidelines say to maintain unpainted surfaces, such as face brick and stone, in their original unpainted state. That is guidance for heritage houses, and the City's permit line for painting an unpainted surface in a Heritage Overlay is the rule.

Permits and approvals

Does painting a Bendigo house need a planning permit?

The City says that under the Heritage Overlay a planning permit is generally required to externally paint an unpainted surface, and that most places in the overlay are subject to the Greater Bendigo Heritage Permit Exemptions Incorporated Plan. This site has not read the plan and does not say whether any job is exempt. A free Planning Property Report shows whether an address is in an overlay and its number.
