Painter in Golden Square
The City of Greater Bendigo's Golden Square Heritage Study records "External paint controls apply" as Yes for its Rose Street Residential Precinct, which covers houses built between 1914 and 1935. The amendment that implements the study was approved with changes and gazetted on 28 May 2026, so which controls are in force is something this page has not read: check the address on the City's Planning Property Report before a painter quotes a colour scheme or a stripping method.

Permits and City of Greater Bendigo rules
The City of Greater Bendigo says that under the Heritage Overlay a planning permit is generally required to externally paint an unpainted surface, and that most places in the overlay are subject to an exemptions plan this site has not read. Whether a given house is in an overlay is shown by the City's free Planning Property Report, not by this page.

Painter around Golden Square
The study describes the Rose Street precinct as gabled and hipped roof bungalows with weatherboard cladding, terracotta tile and corrugated steel roofing, front verandahs facing the street and brick chimneys, and says the dwellings are a mixture of timber and brick construction. That is a precinct of weatherboard and verandah joinery. The paint-control line is the study's own recommendation for the precinct, not a finding about any house.
The Planning Panels Victoria report on the amendment shows the exhibited version applying the Heritage Overlay (HO958) to properties in Rose Street and Mackenzie Street, and says the Heritage Overlay enables its Schedule to specify additional controls, among them painting previously unpainted surfaces. The amendment was approved with changes and came into effect on 28 May 2026. This page has not read the gazetted Schedule, so it does not say that any street or house has paint controls in force. The study recommends 12 new heritage precincts in all, so Rose Street is one worked example and not the only street to check.
