The housing in Long Gully's heritage precinct is largely timber. The City of Greater Bendigo's Golden Square heritage study names the Long Gully Precinct as HO28 and says the housing in it is largely timber construction, reflective of the need for rapid development to accommodate the influx of miners and families. A repaint of an old timber house here starts with checking whether the address is in an overlay on the City's Planning Property Report; this page does not say whether any house is.

Permits and City of Greater Bendigo rules

The City of Greater Bendigo says that under the Heritage Overlay a planning permit is generally required to externally paint an unpainted surface, and that most places in the overlay are subject to an exemptions plan this site has not read. Whether a given house is in an overlay is shown by the City's free Planning Property Report, not by this page.

The study calls HO28 a residential precinct with small scale commercial developments scattered individually, and the City's Ironbark heritage study of 2010 names it the Long Gully Eaglehawk Road heritage precinct. The study read for this page records no paint-control line for HO28, and this site has not read the Schedule that would, so it does not say whether the controls apply to any street in Long Gully.

Timber of that age is a question about the boards and what is on them. If the house was built before 1970, the Australian Government's Lead Alert guide puts it in the group most at risk of paint containing lead, and says not to remove paint by dry abrasive blast cleaning or dry mechanical sanding; the City's guidelines for heritage houses say to avoid sandblasting and disc sanding too. Ask the provider how loose paint will come off and whether it has been tested first.
